1. About this policy
This Cookie Policy explains how Arborstone Storage Management LLC (“Arborstone,” “Company,” “we,” “us,” and “our”) uses cookies and similar technologies when you visit arborstonestorage.com and any related pages, subdomains, or facility pages we operate (together, the “Website”).
Arborstone is headquartered in Bixby, Oklahoma and operates self-storage facilities across Oklahoma, Texas, and Arkansas. Our Website serves prospective and current tenants in all three states, and this policy is written with the consumer privacy laws of those states in mind. It explains what these technologies are, why we use them, and how you can control them.
In some cases we use cookies to collect information that is personal information, or that becomes personal information when combined with other information we hold — for example, when a cookie identifier is later associated with a rental you complete at one of our facilities. Our general handling of personal information is described in our Privacy Policy, which should be read alongside this Cookie Policy.
2. What are cookies?
Cookies are small data files placed on your computer or mobile device when you visit a website. They are widely used to make websites work, to make them work more efficiently, and to provide reporting information to site owners.
Cookies set by the website owner — in this case, Arborstone Storage Management LLC — are called “first-party cookies.” Cookies set by anyone other than the website owner are called “third-party cookies.” Third-party cookies enable third-party features or functionality to be provided on or through the Website, such as analytics, embedded rental software, mapping, and advertising measurement. The parties that set third-party cookies can recognize your device both when it visits our Website and when it visits certain other websites.
3. Why do we use cookies?
We use first- and third-party cookies for a limited set of reasons:
- To make the Website function — including keeping you signed in, remembering the facility you are browsing, securing forms, and operating the online rental and payment flow.
- To understand how the Website is used — which pages, facilities, and unit sizes people look at, where they came from, and where they encounter problems, so we can fix them.
- To measure our marketing — so we can tell which advertising, search listings, and Google Business Profile listings actually produce rentals, and stop spending on the ones that do not.
- To remember your preferences — such as your selected facility, unit size filters, and whether you have already responded to our cookie banner.
We do not use cookies to build advertising profiles for sale to third parties, and we do not sell personal data for money. See Section 8 for how state privacy laws treat this, and Section 9 for what our on-site systems do and do not do.
4. Cookies we use
The tables below describe the categories of cookies served through our Website and the purposes they perform. The specific cookies served may vary depending on which pages you visit and whether you begin an online rental. Third-party providers occasionally change their own cookie names and durations without notice to us.
Strictly necessary cookies
These are required for the Website to operate and for the online rental process to work. They cannot be switched off through our Cookie Consent Manager. If you block them in your browser, parts of the Website — including online rentals and payments — will not function.

Performance and analytics cookies
These help us count visits and traffic sources so we can measure and improve the Website. They tell us which pages are most and least popular and how visitors move around the site. All information is aggregated for reporting purposes.

5. How can I control cookies?
Our Cookie Consent Manager
You have the right to decide whether to accept or reject cookies. You can exercise that right by setting your preferences in our Cookie Consent Manager, which lets you select which categories of cookies you accept or reject. Strictly necessary cookies cannot be rejected, because the Website cannot deliver the services you have asked for without them.
The Cookie Consent Manager appears in the notification banner when you first visit and remains available from a link in the footer of every page. If you reject non-essential cookies you can still use the Website, though some functionality may be limited.
Browser controls

Global Privacy Control and other universal opt-out signals
Some browsers and extensions can send a universal opt-out signal, such as Global Privacy Control (GPC), that communicates your choice to opt out of targeted advertising and the sale of personal data. When we receive a recognized signal of this kind from your browser, we treat it as a request to opt out of targeted advertising and sale for that browser and device. Because the signal is tied to the browser, you will need to enable it on each browser and device you use.
We do not currently respond to legacy “Do Not Track” (DNT) browser headers, as no common industry standard for DNT has been adopted.
6. Our online rental platform and other embedded services
Parts of our Website — particularly the online rental, reservation, and payment flow — are provided by Monument FMS, our property management software provider, and are embedded in or linked from our pages. When you use those features, Monument FMS sets its own cookies and receives the information you submit, including the personal and payment details needed to create a lease and process rent.
Monument FMS acts as our service provider and processes that information on our behalf and under contract with us. Its own cookie and privacy practices are governed by its policies, which we do not control. If you have questions about how the rental platform handles your information, contact us using the details in Section 12 and we will help.
We also embed or rely on services from Google (Analytics, Tag Manager, Maps, Ads, and Business Profile) as described in Section 4.
7. Other tracking technologies
Web beacons and pixels
Cookies are not the only way to recognize or track visitors. We also use technologies such as web beacons (sometimes called “tracking pixels” or “clear gifs”) — tiny graphics files containing a unique identifier that let us recognize when someone has visited our Website or opened an email from us. This allows us to monitor traffic patterns from one page to another, to understand whether you came to the Website from an advertisement on a third-party site, to improve site performance, and to measure the effectiveness of email campaigns such as rental confirmations, rate change notices, and delinquency reminders. Many of these technologies rely on cookies to function, so declining cookies will impair them.
Local storage
Our Website and the embedded rental platform may use browser local storage and session storage to hold information such as your selected unit or the progress of a rental in flight. These are not cookies and are not always cleared by browser cookie controls; clearing site data in your browser settings will remove them.
Server logs
Like most websites, our hosting provider automatically records information such as IP address, browser type, referring page, and timestamps. This is used for security, fraud prevention, and diagnosing technical problems.
8. Your choices under Oklahoma, Texas, and Arkansas law
Arborstone operates only in Oklahoma, Texas, and Arkansas, and this section describes how state consumer privacy law applies to the tracking described in this policy. The legal landscape in these three states differs, and it is changing.
Texas
The Texas Data Privacy and Security Act (TDPSA) has been in effect since July 1, 2024 and gives Texas residents the right to confirm whether we process their personal data, to access and obtain a copy of it, to correct inaccuracies, to request deletion, and to opt out of the processing of personal data for targeted advertising, for the sale of personal data, and for certain profiling. Texas residents may also appeal a decision we make on such a request.
Our use of the advertising and analytics cookies described in Section 4 may constitute “targeted advertising,” and in some cases a “sale” of personal data, under the TDPSA and comparable state laws — even though we receive no money for it. You can opt out at any time through our Cookie Consent Manager, by sending a recognized universal opt-out signal such as Global Privacy Control, or by contacting us using the details in Section 12.
We do not sell sensitive personal data or biometric data.
Oklahoma
Oklahoma enacted the Oklahoma Consumer Data Privacy Act (Senate Bill 546), signed on March 20, 2026, which takes effect January 1, 2027. Once effective, it will give Oklahoma residents rights to access, correct, delete, and obtain a copy of their personal data, and to opt out of targeted advertising, the sale of personal data, and certain profiling. Its obligations apply to businesses above defined processing thresholds.
Regardless of whether we meet those thresholds, we extend the choices described in this policy to Oklahoma residents. Our cookie controls, universal opt-out signal handling, and the request process in Section 12 are available to you today.
Arkansas
Arkansas has not enacted a comprehensive consumer data privacy law. Arkansas residents are protected by the Arkansas Personal Information Protection Act, which requires businesses holding personal information about Arkansans to maintain reasonable security, to dispose of records securely, and to give notice of a qualifying data breach, and by the Arkansas Deceptive Trade Practices Act, which the Attorney General may use to address deceptive data practices.
Although Arkansas law does not currently require it, we extend the same cookie controls, opt-out choices, and request process described in this policy to Arkansas residents.
All three states
It is our practice to apply a single standard across our portfolio rather than to vary your choices by which state a facility sits in. To exercise any choice described above, use the Cookie Consent Manager or contact us using the details in Section 12. We will respond within the timeframe required by applicable law and will tell you how to appeal if we decline your request. We will not discriminate against you — including in the rates, unit availability, or service you receive — for exercising any of these rights.
Visitors from other states may have rights under their own state’s law. Contact us and we will review your request.
9. What this policy does not cover
This Cookie Policy covers our Website only. It does not cover the information we collect when you rent from and use one of our facilities, which is addressed in our Privacy Policy and your lease agreement. In particular:
- Gate access systems. Our facilities use electronic gate access that records the access code or credential used and the date and time of entry and exit. This is a physical security and site management record. It is not a website cookie and is not linked to your browsing.
- Video surveillance. Our facilities use recorded video surveillance for site security. We do not use facial recognition or other biometric identification, and surveillance footage is not linked to website cookies or used for advertising.
- Tenant account and billing records. Information you provide to rent a unit, make payments, or obtain tenant protection coverage is handled under our Privacy Policy, not this Cookie Policy.
10. Children
Our Website and services are directed to adults. We do not knowingly direct our Website to children, and we do not knowingly collect personal information — through cookies or otherwise — from anyone under 18. If you believe a child has provided us with personal information, contact us using the details in Section 12 and we will delete it.
11. Changes to this policy
We may update this Cookie Policy from time to time to reflect changes to the cookies we use, changes to our Website or rental platform, or operational, legal, or regulatory developments — including the Oklahoma Consumer Data Privacy Act taking effect on January 1, 2027. Please revisit this page periodically to stay informed. The “Last updated” date at the top indicates when this policy was last revised.
