What we do

We manage your property on the same systems we run our own on.

Arborstone is a self-storage management company. We are also a self-storage owner, and the operating platform we manage your property on is the one we built for ourselves. It covers the whole operation:

  • Pricing engine and revenue management. Street rates, existing-customer increases and competitor comps, applied on a schedule.
  • Centralized call center. In-house, seven days a week, with after-hours capture.
  • Gate and camera infrastructure. Per-tenant access, integrated with the management system and monitored centrally.
  • Technology infrastructure. The hardware and integrations that make a property remotely operable, designed and built in-house.
  • Reporting and owner visibility. Monthly financials, KPI tracking and an operational dashboard you can look at any day you like.

60+ properties across Oklahoma, East Texas and western Arkansas run on that platform today: the ones we own, and the ones we manage for other owners. We are not reselling somebody else’s software with a service wrapped around it — and when a decision is made, it is one we have already made on our own portfolio first.

We manage across our three-state footprint — roughly 10,000+ units in 40+ communities, from metro-edge facilities to the small-town properties most national managers will not look at.

Arborstone grew up operating in secondary and tertiary markets, which is the harder version of this business. A facility in a town of eight thousand people cannot carry a full-time employee, cannot outspend a REIT on advertising, and cannot absorb a mispriced unit mix for a year. An operating model that works there works comfortably in a larger market. It does not work the other way around.

Proximity matters practically rather than sentimentally: a property within reach of an existing Arborstone facilities route is cheaper for us to serve, and that shows up in what it costs you. If yours sits outside that footprint, we will tell you honestly whether we are the right fit.
