What you send
- Twelve months of profit and loss for the property
- A current rent roll, or a unit mix with occupancy and current rates
- Your published street rates, if they are not in the rent roll
- Please tell us whether you have a tenant protection plan
- Anything else relevant — recent capital work, a problem you already know about, a market change
What you get back
- Where the property looks underpriced or overpriced, by unit type
- The gap between what existing tenants pay and what those units would rent for today
- Expense lines that look high, low or missing against comparable properties we operate
- Revenue lines that appear absent or underused, including tenant protection and fee management
- A rough view of what each item might be worth annually, and what we would leave alone
Typically returned within about a week. We will tell you if a property looks well run — that answer is useful too.
What happens next
- You send the files. Use the form, or email them directly. We will confirm receipt and tell you if anything is missing.
- We build the analysis. Roughly a week, depending on how clean the rent roll is.
- We walk you through it. A call, or a written summary if you would rather read it first. The document is yours either way.
- You decide whether to keep talking. There is no follow-up sequence and no obligation.

We are asking you to consider handing over a significant asset. Doing real work first, at our cost and with no strings, is a more honest way to ask than a brochure. If the analysis is useful and you fix the property yourself, that is a legitimate outcome.
